Most people understand the steps. The hard part is knowing what each step means for you. Here are straight answers to the questions buyers and sellers ask most.

How do you buy and sell a home at the same time?

There are three common ways to do it. Sell first, buy first, or line up both closings close together. Each option trades some risk for some convenience.

The deciding factors are usually where you will live if the dates don't line up, and how much the purchase depends on money from the sale. Map both timelines side by side before your home is listed, not after.

What is a home sale contingency, and does it weaken an offer?

A home sale contingency makes your offer depend on your current home selling. It protects you if your home doesn't sell.

It also makes your offer less attractive to many sellers, often more than buyers expect. How much it matters depends on how fast homes like yours are selling right now, which recent sales data can show.

Where should a first-time home buyer start?

Start with a conversation with a lender before you fall in love with a house. It sets your real budget and shows what your monthly payment would be.

Aim for the payment you are comfortable with, not just the amount you qualify for. Lending advice should come from the lender.

What is the difference between a pre-inspection and an inspection?

For buyers: An inspection happens after your offer is accepted, during your inspection contingency period. A pre-inspection is one you have done before you submit an offer. Pre-inspections are used more in competitive markets.

For sellers: A pre-inspection is one you order before your home goes on the market.

  • Pros: You know ahead of time what will be disclosed. It often speeds up the process, because a buyer may use yours and waive their own inspection. It becomes an extension of your Form 17 seller disclosure.
  • Cons: You pay for it. Buyers may be scared off by the report without hearing it explained directly by an inspector. A buyer may still request their own inspection.

Either way, this is a complicated process. Having the right agent to guide you through it and negotiate on your behalf really pays off.

Sellers

Do sellers have to leave the house during the buyer's inspection?

Usually, yes. The buyer, their agent, and the inspector typically need the home to themselves for a few hours. Plan for kids and pets to be out as well.

What happens after the final walkthrough?

Once the sale closes, anything that turns up is the new owner's responsibility. That is why the final walkthrough matters. Take your time, test things, and look closely before you sign off.

Real estate is her third career, and the first two still come in handy.

Jody Guerra is a REALTOR® with John L. Scott Real Estate who lives in Maple Valley. She works with buyers and sellers in Maple Valley, Hobart, Covington, Kent, Auburn, and Issaquah, and goes farther when clients need her, anywhere from Olympia to Seattle.

Before real estate, she was a legal assistant and a Spanish interpreter. Since 2013 she has also owned Kairos Landscapes, a design-build hardscaping company. That work trained her eye for what a house could be, and for keeping a lot of moving parts on track.

Many of her clients are selling one home and buying another at the same time. With young kids of her own, she knows how much a move asks of a family. Her focus is taking as much off your plate as possible.
