  5. Photos

    The whole house in its best shape before photos, not just the front.

  6. Marketing plan

    Pricing, presentation, and promotion, built to maximize exposure in your specific market.

  7. While you're on the market

    Proactive check-ins, so you hear from Jody before you have to wonder. If you move before your home sells, Jody keeps an eye on it and handles what comes up.

  8. Offers

    Each offer is presented with an estimate of your net proceeds and Jody's professional read on the terms.

  9. Showings, inspection, and appraisal

    While you're on the market and under contract, plan to step out for showings, open houses, the buyer's inspection, and the appraisal. Jody helps you plan around them.

  10. Repair requests

    Jody negotiates the response on your behalf.

Common questions

How is my list price set?

From recent comparable sales, reviewed together line by line. The price is what the data supports, not an opinion of your home. Pricing well from the start usually works in your favor, while pricing high to leave room to negotiate often backfires.

Should I get a pre-inspection before listing?

It depends on your home. A pre-inspection tells you ahead of time what will be disclosed and can speed things up if a buyer uses it, but you pay for it, it becomes part of your seller disclosure, and a buyer may still order their own inspection. When can I start packing and moving things out?

Packing is fine, but keep the home in similar shape until both the buyer's inspection and appraisal are complete. Buyers see the home at inspection, the appraiser needs a good impression, and if the sale falls through, the home needs to be ready to go right back on the market.

What happens if the buyer asks for repairs?

You have choices. You can agree to some or all of the repairs, offer a credit instead, or decline. The buyer may accept your response or, depending on the contract, walk away. Jody lays out each option and negotiates on your behalf.

Can I buy my next home before selling this one?

Often, yes. The right order depends on your finances and how much risk feels comfortable. Jody maps both timelines side by side before anything is listed.
